forest in Romania, whether it be in the context of
timber harvest, of land investment, of a touristic
or commercial project (ski resort, hotel, mining,
etc.), of hunting grounds, of a private domain, of
land speculation, or any combination of the above,

Some
important points;
|
|

Currently, the surfaces of our offers range from 10
to 2000 hectares (26 to 5200 acres) in single
plots. In certain cases, several plots are
adjacent, allowing much larger surfaces.

In general, prices varry from 2000€ to 4000€ /ha,
according to essences, maturity, and other
determining factors.
|
|
-
In Romania, property rights are the same as in
western Europe.
|
|
-
In mosts cases, up to 5% of the serface of a forest
can be converted into constructible land (for
house, private acces road, sawmill, etc.), and up
to 15% for commercial/touristic developments (ski
resort, hotel, mining operation, etc.).

Acquisition costs; Notary Fees + Taxes = +/- 1% of
the transaction amount.
|
|
-
Globalcom commission = 2% to 6% of the transaction
amount.
|
|

Annual tax on rural land (forests and farmland) is
approximately 0.35€ /ha. (2006).
|
|

The national forest authority (Romsilva) offers
"guardian" services to private forest owners (to
protect against theft, vandalism, etc.) for a fee
of approx. 10€ per hectare per year. A very
reliable service.

Banca Nationala Romana (BCR) loans up to 50% of the
value of a forest at interest rates between 7.5%
and 8.5% for periods up to 20 years. You must own
the forest to qualify.
